Happy February!
Something I love about February are the early signs of longer days. My garden has lights that I have to adjust the on/off switch as the seasons change, and recently I’ve found joy in pushing back the start time. We get up to nearly 3 additional minutes per day or 20+ a week this time of the year. While that does not sound like much, it truly adds up!
As of this past weekend, there is little if any snow in the valley. While the snowpack in the Flathead is around 90%, let’s hope for more snow in the mountains for the upcoming summer.
The real estate market remains consistent with stellar property values and limited inventory.
For property owners, your property has likely increased in value if you purchased prior to the pandemic. With that in mind, it is still important for sellers to price their property with real market data to support their offering price. The good news is that in the current market, we have a ton of sold data and high buyer demand.
For buyers, we have 2 bits of advice we would like to share.
1) Be patient - I know, easier said than done - but more than ever we have to encourage our buyers to remain patient. The lack of inventory at a glance can be discouraging for buyers, but there are listings trickling onto the current market weekly which is great news! 2) Get prequalified - we encourage buyers to use a local lender! There is real value to a buyer in having a local lender who you can talk directly to and who understands our market.
